Q. Who usually do we buy houses from?

- With an undesirable mortgage financing structure
- That has a high mortgage financing rate
- With a mortgage that is more than the owner can handle or wants to deal with
- From which an owner would like to move for any other reason, including wanting a larger or smaller house, or needing to move to another city.
Q. How does the process work?
A. Simply fill out and submit our brief online form, or even feel free to call us, telling us about the house you want to sell. Then we will give you a call back and find a way that we can help you with your real estate problem as quickly as possible and hassle free!
Q. Do you pay market value?
A. Any offer you receive would be an amount discounted from the retail value of your house if it were fully renovated. We are professional home buyers who buy homes below market value to resell for a profit. However, we close quickly, pay cash, and usually pay all normal closing costs. If you cannot take our cash offer we can still purchase your house from you but with terms.
Q. How does a terms deal work?
A. A terms deal would be a situation where you, the seller, could not take our cash offer. Instead we would set up terms that work for your specific situation. Normally, we will use our perfect tenant program were we will rent to own/lease option your house to a buyer and within a reasonable amount of time the tenant will buy your house.
Q. Why don’t I just lease out my house instead of giving you the right to lease it out?
A. We are professionals and we are good at what we do. If you would like to rent to own/lease option your house that is your option. We are here to guarantee your payments being paid each month and getting your house sold as soon as possible. We also will interview each tenant making sure their best intention is to buy the house as soon as they are able to. This is leaving you with no less stresses concerning your house for sell, and less time being caught up in the deal.

Q. If I submit the form containing information about the house I want to sell, am I obligated in any way to sell to you?
A. You are under no obligation whatsoever to us, when you submit the online form, when you show us your property, or even when you receive an offer on your house.
